FREQUENTLY ASKED QUESTIONS
WHAT IS THE PROCESS TO RENT?
First, we will have you fill out a rental application and provide a copy of your driver's license. If your application is accepted, we will prepare a lease for you to review and sign. At the time of signing, you will need to pay the security deposit and 1st month's rent. On move-in day, we will have you fill out a walk-thru form noting the condition of the property at that time.
WHAT DOES A JOINT LEASE MEAN?
A joint lease means that all parties on the lease are responsible for payment of rent and damages, if any. We do not offer individual leases. Therefore, if a roommate does not pay their portion of rent or payment for any damages to the property, ALL parties on the lease are responsible, including co-signers.
DO I NEED A CO-SIGNER?
After we receive your rental application with proof of income, we will determine if you will need a co-signer to guaranty your rent payments to us. If you do need a co-signer, that person will be responsible for any non-payment of rent or damages.
DO YOU ALLOW PETS?
Certain pets at some properties are allowed, depending upon their size and breed. A pet deposit will be required. Please do not adopt a pet mid-lease without requesting permission first. Pet sitting and allowing guests to bring pets over is a violation of the lease.
HOW DOES THE SECURITY DEPOSIT WORK?
Before you move in, you will be required to provide a security deposit equal to one month's rent. At the termination of your lease, we will determine if there are any damages to the property beyond normal wear and tear. Any repair costs will be deducted from your deposit. If the cost of repair(s) is greater than your security deposit, you will be responsible for paying for the overage.
WHO PAYS AND SETS UP UTILITIES?
Tenant(s) will be responsible for making sure that water, electric and gas (if applicable) expense are billed directly to tenant beginning on the first day of their lease term. Tenant(s) will be responsible for paying all water, electric, and gas (if applicable) expense during the term of the lease. If landlord receives a bill for utilities used during the term of the lease, the landlord will charge Tenant(s) for that expense.
WHAT FORMS OF PAYMENTS DO YOU ACCEPT?
We offer a monthly automatic withdrawal option, or you may pay through Venmo or mail us a check. All rent is due no later than the 5th of every month.
